Listing Plan of Action

My objectives are the Following:
​
  1. Assist in negotiating as many qualified buyers as possible into your home until it is sold.
  2. Communicate to you, weekly, the results of our activities.
  3. Negotiate the highest dollar value ... between you and the buyer.
  4. Verify before showing proof of funds, for qualified buyers only.
  5. On-site for all Showings.

The Following are Steps I Take to Get a Home Sold ... the Proactive Approach:

  • Submit your home to our local (BI) Multiple Listing Service (MLS) and also to the Oahu MLS system linking over 100 Real Estate offices on the west coast. Listing the property in 2 MLS systems allows for double the exposure to find the right buyer to get you what you want, in the time you need to be sold & closed.
  • Promote your home at the weekly with local REALTOR® meetings.
  • Outbound calls to Oahu & Big Island Agents (Reverse Prospecting).
  • Develop a list of features of your home for the Brokers to use with their potential buyers.
  • Email blasts to Oahu & BI top 500 agents in the marketplace for their potential buyers.
  • Prospect daily Contacting other agents across the country, looking for potential buyers.
  • Validate buyers with pre‐approval/POF the prospective buyers.
  • Showcase your home on the REALTOR® Caravan having local brokers tour your home and request their opinions on location, condition and price.
  • Keep you abreast of any changes in the marketplace Follow‐up with salespeople who have shown your home for their feedback.
  • Represent you on all offers... to assist you in negotiating the best possible price and terms.
  • Upon a contract being accepted ... manage all mortgage, title, and other closing procedures.
  • Negotiate to a smooth closing.

THERE ARE 2 KINDS OF AGENTS, PASSIVE AND ACTIVE. The PASSIVE agent will put up a sign and lockbox, put your home in the local MLS, and PASSIVELY sit and HOPE a qualified buyer will show u/p and buy your home. The ACTIVE agent, like me, will ACTIVELY prospect 2 to 3 hours per day and contact 25 people a day ACTIVELY promoting your home and find a buyer.

"Ya know it’s just me. I met Patricia and her team and needed them to help me sell my properties. They said we had to price it right. I thought it was a good price. "One day, Patricia knocked on my door & in just a few minutes we figured out our O’hana were friends. I don’t want to sell my home, but I needed to help my daughter and my grandkids get a home. Update:

I have purchased 2 HPP lots, with Patricia’s’ professional contacts, I bought one for $416500 and just sold it for $49,500. I have the other on the lot. I’m buying more through her. She has been loyal to me and stuck through all my questions. If she doesn’t know the answer she finds it. I will continue to use her as my Favorite REALTOR® in Hawaii. PPSS: I just got another one, 6 acres with a house, on the Kona side for $199,000). She just keeps on taking care of me and my investments.
